What does an independent damp survey actually mean — and what do you receive for your money?
With DampServe, independent means that the inspection is carried out to find and explain the facts, not to find treatment work. You pay for the surveyor’s assessment and a professional written report, whether the property needs repairs or not.
We inspect the evidence for damp, moisture, woodworm and timber decay, then explain what was found, the likely cause, how serious it is and what, if anything, should happen next.
This is a report-only survey by default. We do not include a treatment quotation in your independent damp and timber report unless you specifically ask us to provide one. We do not attend looking for damp-proofing or timber-treatment work, and we will never recommend treatment unless it is genuinely justified by the findings.
It is quite possible for a survey to conclude that no specialist treatment is required. If so, that is exactly what we will report.

What is an independent damp and timber survey?
Independent describes how we approach the inspection and report — it does not mean that we never carry out repair work for customers.
The survey is the service, not the sales lead
Some homeowners ask what the word “independent” actually means. In this service it means you have commissioned an evidence-led investigation. The surveyor assesses the building and produces the report without a target to generate treatment jobs.
The recommendations should follow the facts. We distinguish condensation from penetrating damp, suspected rising damp, leaks, bridging and moisture-related timber defects rather than automatically suggesting chemical treatments.
If nothing significant is wrong, we will say so.
We can repair defects — but that is separate
DampServe also offers damp-proofing, timber treatments, plastering, ventilation improvements and other remedial services. We are transparent about that.
For an independent survey, treatment pricing is not included by default. If you want a quotation after receiving the report, you can request one; there is no obligation to employ DampServe, and you are welcome to use your own contractor.
The value of your paid survey is the diagnosis and written explanation, not a recommendation to spend more money with us.

5. Severity & recommendations
Clear practical next steps: no action, maintenance, further investigation or genuinely necessary repairs.
6. No unwanted quotation
The independent report contains no treatment price or sales quotation unless you explicitly request it.
Scope matters: A normal inspection is non-invasive and limited to accessible areas unless a different scope is agreed. Concealed timber, sealed floors and inaccessible roof voids cannot be assumed free of defects. We state significant limitations clearly rather than implying we inspected what we could not see.

When would you need an independent damp and timber survey?
Often the request comes from a third party; it does not necessarily mean your property has a serious problem.

Damp and moisture conditions:
- Suspected rising damp: evidence of low-level moisture, DPC bridging and competing explanations.
- Penetrating damp: rainwater entry, leaking gutters, poor pointing and other visible defects.
- Condensation and mould: ventilation, cold surfaces and indoor moisture where relevant.
Timber conditions:
- Wet rot and dry rot: visible fungal decay and its moisture source.
- Woodworm: signs of wood-boring insects and whether available evidence suggests current activity.
- Timber condition: accessible floors, joinery and roof timbers within the agreed scope.
What independence looks like in practice
We do not go looking for treatment work.
Because the customer pays for the inspection and report, we have no reason to invent a damp problem to turn the visit into a job. We assess the evidence, explain what it means and recommend only what is proportionate.
If the problem is a blocked gutter, a local leak or condensation, we will not automatically specify a chemical damp-proof course. If no significant issue is found in the area inspected, we report that. If actual treatment is necessary, we explain why it is needed.
We can provide a quotation if you ask — but it is not part of this independent report by default.
