Damp and Timber Survey

Damp and Timber Survey

Professional damp and timber surveys and reports for buyers, homeowners, landlords, commercial clients and mortgage-related property cases.

Dampserve provides damp and timber surveys across many areas of England and Wales. Our surveys are designed to identify the true cause of dampness, timber decay, woodworm, wet rot, dry rot, condensation, mould and moisture-related defects.

Whether you are buying a property, responding to a HomeBuyer Report, arranging a mortgage-related report, dealing with damp in your home, or trying to understand whether timber treatment is required, our aim is simple: inspect properly, report clearly, and recommend only what is genuinely needed.

A damp and timber survey can help establish whether an issue is active, historic, minor, maintenance-related or significant enough to require work.

Survey first. Clear diagnosis. Practical recommendations. If no significant issue is found, the report will say so. If minor works are required, a separate no-obligation quote may be available on request.

Damp Diagnosis

We assess rising damp, penetrating damp, condensation, leaks, bridging, salts and external defects.

Timber Inspection

Accessible timbers can be checked for woodworm, wet rot, dry rot, decay and moisture-related risk.

Written Reports

Clear reports for buyers, homeowners, landlords, surveyors, solicitors and mortgage-related cases.

Optional Small Works

Where minor works are needed, a separate no-obligation quote may be available on request.

What Is a Damp and Timber Survey?

A damp and timber survey is a specialist inspection of a property to identify dampness, moisture sources, timber decay, woodworm activity, rot, condensation and related defects. It helps you understand what is actually happening before agreeing to treatment or repairs.

Damp Survey and Moisture Diagnosis

A proper damp survey should look at the whole building, not just a single damp meter reading. Low-level dampness can be caused by rising damp, but it can also be caused by bridging, high external ground levels, defective gutters, leaking downpipes, damaged pointing, condensation, poor ventilation, plumbing leaks, salt contamination or penetrating damp.

Our surveyor will consider the visible symptoms, moisture patterns, construction details, external defects, ventilation and likely sources of moisture before making recommendations.

The aim is not to jump straight to damp-proofing. The aim is to identify the cause.

  • high ground levels, paths, drives or flowerbeds
  • defective gutters, roofs, drains, render or pointing
  • salt contamination and chimney breast damp

Timber Survey, Woodworm, Wet Rot and Dry Rot

A timber survey assesses accessible structural and joinery timbers for woodworm, wet rot, dry rot, timber decay and moisture-related risk. This can include floor timbers, skirting boards, stair timbers, roof timbers, sub-floor areas and other accessible areas, depending on the property and the survey scope.

Not every woodworm hole means active infestation, and not every decayed timber requires widespread replacement. The key is to establish whether the issue is active, historic, localised, significant or linked to an ongoing moisture source.

The report explains what was found and what should happen next.

Timber issues we commonly inspect

  • woodworm flight holes and frass
  • active or historic wood-boring insect evidence
  • wet rot and dry rot
  • soft, decayed or moisture-affected timbers
  • sub-floor ventilation issues
  • springy floors or suspected timber defects
  • timber in contact with damp masonry

Survey First. Treatment Only if Needed.

Many people contact us after being told they have rising damp, woodworm, dry rot or timber decay. In some cases, the concern is genuine. In other cases, the issue is minor, historic or caused by something simpler such as bridging, condensation, poor ventilation, high ground levels or defective rainwater goods.

Dampserve’s approach is to inspect and report first. If no significant issue is found, the report will say so. If work is needed, the recommendations will be practical and proportionate.

Where minor works are required, clients can request a separate no-obligation quote if appropriate. There is no pressure to proceed, and many recommendations may be suitable for a competent tradesperson, landlord or homeowner to arrange separately.

Damp and Timber Survey FAQs

Helpful answers for buyers, homeowners, landlords and property professionals.

A damp survey focuses mainly on moisture problems such as damp walls, mould, condensation, penetrating damp, leaks or suspected rising damp. A damp and timber survey also considers accessible timber condition, including woodworm, wet rot, dry rot and timber decay where relevant.

Our reports are prepared for property purchase, solicitor, surveyor, broker and mortgage-related requirements. If a specific party has requested particular wording, please provide their instructions before the survey.

No. Some issues are minor, historic, localised or better resolved through maintenance, ventilation or moisture control. The purpose of the survey is to determine what is actually required.

Costs depend on property size, location, access, survey scope and reporting requirements. Many domestic damp and timber reports fall within the region of £190–£490+, with larger or more complex properties costing more.

Where minor works are identified, clients can request a separate no-obligation quote if appropriate. There is no obligation to proceed, and the survey report remains focused on diagnosis and proportionate recommendations.

Usually not. A free contractor visit may be useful if you want a quote for a known job, but a paid damp and timber survey is focused on inspection, diagnosis and written reporting first.
