Condensation Survey & Mould Advice

Diagnosis-led condensation and mould surveys for homeowners, landlords, tenants, buyers and property professionals.

Condensation and mould problems are common in homes, rented properties and commercial buildings, especially during colder months. However, not every mould or damp issue is caused by condensation. It may also be linked to leaks, penetrating damp, cold bridging, poor ventilation, insulation issues, blocked air paths, occupancy patterns or external defects.

Dampserve provides condensation surveys, mould advice and damp diagnosis reports to help identify the true cause of moisture problems before money is spent on unnecessary damp-proofing or unsuitable quick fixes.

Our survey is designed to establish whether the issue is mainly condensation-related, whether there are other damp sources involved, and what practical steps are most appropriate.

Survey first. Clear diagnosis. Practical recommendations. If minor works, ventilation improvements, mould cleaning, heating advice or targeted repairs are required, a separate no-obligation quote may be available on request.

Condensation Diagnosis

We assess whether moisture is condensation-related or caused by another damp source.

Mould Advice

Practical guidance for mould, ventilation, heating, cold surfaces and moisture control.

Landlord Reports

Useful written findings for landlords, tenants, managing agents and property professionals.

Optional Minor Works

Where practical improvements are needed, a separate no-obligation quote may be available.

Is It Condensation, Damp, a Leak or Poor Ventilation?

Condensation is only one possible cause of mould and damp staining. A proper survey helps separate condensation from penetrating damp, rising damp, leaks, cold bridging, insulation defects and ventilation problems.

Condensation Survey

Inspection of mould, damp staining, airflow, ventilation, cold surfaces and likely moisture sources.

Book survey

Mould Survey

Assessment of black mould, mildew, musty smells, damp corners, cupboards, wardrobes and window areas.

Request mould advice

Landlord & Tenant

Clear findings for rented properties where condensation, ventilation or repair responsibility needs clarifying.

Ventilation Advice

Practical advice on extract fans, airflow, heating, insulation, humidity and moisture management.

What Causes Condensation?

Condensation occurs when warm, moisture-laden air meets a cold surface and water forms. It often appears on windows, external walls, ceilings, corners, wardrobes, cupboards and behind furniture where airflow is restricted.

Common moisture sources include cooking, showering, bathing, drying clothes indoors, breathing, poor extractor fans, inadequate background ventilation and uneven heating.

However, condensation can also be made worse by building defects such as cold bridges, poor insulation, blocked vents, defective ventilation systems, leaks or penetrating damp. This is why a diagnosis-led survey is important before choosing a solution.

Common signs of condensation

  • streaming windows or water on glass
  • black mould on cold external walls
  • mould around windows, ceilings and corners
  • musty smells in bedrooms, cupboards or wardrobes
  • mould behind furniture or stored items
  • peeling paint or wallpaper
  • damp patches that worsen in cold weather

Why Mould and Damp Are Often Misdiagnosed

Mould can be caused by condensation, but damp patches and staining may also be caused by leaks, penetrating damp, defective rainwater goods, plumbing problems, high ground levels, roof defects, chimney issues or trapped moisture.

Some properties are wrongly diagnosed as needing damp-proofing when the real issue is ventilation, heating pattern, cold bridging or a localised defect. Other properties are dismissed as “just condensation” when there is actually a leak or external defect.

A proper survey considers the pattern of dampness, building condition, ventilation, use of rooms, moisture readings and visible evidence before recommending action.

Possible causes we consider

  • condensation and poor ventilation
  • cold bridges and insulation defects
  • leaks from plumbing, roofs, gutters or downpipes
  • penetrating damp through walls, render or pointing
  • high humidity and drying clothes indoors
  • blocked or unsuitable extractor fans
  • tenant, landlord or maintenance-related factors

Practical Solutions Depend on the Cause

There is no single fix for every condensation or mould problem. Some properties need improved ventilation. Others need better heating patterns, insulation improvements, mould cleaning, leak repairs, cold bridge treatment, gutter repairs or simply clearer moisture management advice.

Dampserve’s approach is to inspect and diagnose first. We do not assume every damp or mould problem needs damp-proofing, membranes or chemical treatment.

Where minor works or practical improvements are required, a separate no-obligation quote may be available on request. There is no obligation to proceed, and many recommendations can be arranged by a competent tradesperson, landlord or homeowner.

Useful for

  • homeowners
  • landlords
  • tenants
  • managing agents
  • homebuyers
  • commercial clients

What a Condensation Survey Includes

Subject to property type, access and scope, a condensation or mould survey may include:

  • inspection of affected rooms and visible mould growth
  • assessment of ventilation and airflow
  • review of condensation patterns and cold surfaces
  • comments on heating, insulation and moisture generation where relevant
  • checks for possible leaks, penetrating damp or external defects
  • moisture readings and interpretation where appropriate
  • photographs and plain-English explanations
  • practical recommendations for reducing moisture and mould risk
  • cost guidance or a separate quote if requested and appropriate

Typical Recommendations

Recommendations depend on the cause and may include:

  • improved bathroom or kitchen extraction
  • background ventilation or airflow improvements
  • mould cleaning and safe removal advice
  • heating and humidity management guidance
  • insulation or cold bridge investigation
  • repairing leaks, gutters, roofs, pointing or external defects
  • moving furniture away from cold external walls
  • drying clothes differently or improving drying ventilation

Common Condensation Survey Outcomes

Condensation

Moisture caused by warm humid air meeting cold surfaces.

Poor Ventilation

Extract fans, vents or airflow may be inadequate or blocked.

Cold Bridging

Cold surfaces may allow mould even with normal moisture levels.

Leak or Defect

A leak or external issue may be creating damp mistaken for condensation.

Mixed Causes

Many properties have more than one contributing moisture factor.

Condensation and Mould FAQs

Helpful answers about condensation, black mould, damp diagnosis and ventilation advice.

No. Black mould is often condensation-related, but mould and damp staining can also be linked to leaks, penetrating damp, cold bridging, poor insulation or external defects. A survey helps confirm the likely cause.

Yes. Moisture readings and staining can be misinterpreted if the building is not assessed properly. Condensation, salts, leaks, bridging and penetrating damp can all be confused without a proper inspection.

Usually not. Condensation is normally managed through ventilation, heating, moisture control, insulation, airflow improvements and dealing with any defects. Damp-proofing will not fix the root cause of a condensation problem.

Yes. We can provide written findings for landlords, tenants, managing agents and property professionals, subject to survey scope and access.

Where minor works or practical improvements are identified, clients can request a separate no-obligation quote if appropriate. There is no obligation to proceed.

The best solution depends on the cause. In many cases, the answer involves reducing moisture generation, improving ventilation, maintaining steady heating, addressing cold surfaces and repairing any leaks or external defects.
