Pre-Purchase Damp and Timber Survey & Report
Specialist damp and timber reports for homebuyers, mortgage-related requests, HomeBuyer Survey follow-ups, landlords and property professionals.
If you are buying a property, remortgaging, arranging equity release, or responding to a HomeBuyer Report, Building Survey, valuation or solicitor request, you may be asked to obtain a specialist damp and timber report.
Dampserve provides pre-purchase damp and timber surveys across many areas of England and Wales. Our reports are designed to identify the true cause of dampness, timber decay, woodworm, wet rot, dry rot, condensation, mould and moisture-related defects before you make costly decisions.
A valuation or HomeBuyer Report may simply say “high damp readings,” “possible rising damp,” “woodworm noted,” “timber decay suspected,” or “further specialist investigation required.” Our role is to inspect properly, explain what is actually happening, and provide a clear written report.
Survey first. Clear diagnosis. Practical next steps. If no significant issue is found, the report will say so. If minor works are required, recommendations will be proportionate and a separate no-obligation quote may be available on request.
Homebuyer Support
Reports for buyers who need clarity before exchange, completion or negotiation.
Mortgage-Related Cases
Reports suitable for surveyor, solicitor, broker, lender and valuation follow-up requirements.
Clear Diagnosis
We look for the cause, not just the symptom or a damp meter reading.
Optional Small Works
Where minor works are needed, a separate no-obligation quote may be available on request.
When Do You Need a Pre-Purchase Damp and Timber Report?
A pre-purchase damp and timber survey is commonly requested when another surveyor, valuer, lender, broker or solicitor has raised concerns about dampness or timber condition. It helps buyers understand the true condition of the property before they commit.
After a HomeBuyer Report
For buyers who have been told to obtain a specialist damp and timber report after a HomeBuyer Report, Building Survey or valuation.
Mortgage-Related Reports
For lender, broker, solicitor, valuer and remortgage cases where written damp and timber findings are required.
Buyer Negotiation
Clear findings can help buyers understand whether a concern is minor, historic, maintenance-related or likely to need repair.
Woodworm, Rot & Damp
Inspection for dampness, condensation, penetrating damp, suspected rising damp, woodworm, wet rot, dry rot and timber decay.
High Damp Readings on a HomeBuyer Report
High damp readings in a valuation or HomeBuyer Report can be worrying, but they do not automatically mean the property has a serious damp problem.
Moisture readings need to be interpreted alongside the construction, wall finishes, ventilation, external defects, salt contamination, floor levels, plaster condition and visible evidence. In many cases, low-level dampness is caused by bridging, condensation, high ground levels, leaks, defective gutters or other maintenance issues rather than a failed damp-proof course.
Our survey is designed to clarify whether the concern is active, historic, minor, maintenance-related, condensation-related or likely to need specialist remedial work.

Common causes we check
- bridging of an existing damp-proof course
- high external ground levels, paths, drives or flowerbeds
- defective gutters, downpipes, roofs, pointing or render
- condensation, poor ventilation and cold surfaces
- penetrating damp and leaks
- salt contamination, especially around chimney breasts
- timber in contact with damp masonry
Woodworm, Wet Rot and Dry Rot Before Buying
Timber comments in a property survey can cause unnecessary concern, especially where the original report does not explain whether the evidence is active, historic, localised or structurally significant.
Our surveyor will inspect accessible timbers where possible and assess signs of woodworm, wet rot, dry rot, fungal decay, soft timber, poor ventilation and moisture affecting timber condition.
Many timber issues are historic or minor. Others need prompt attention. The report explains what was found, what is likely to be causing it, and what action is appropriate before you make a purchase decision.

A Report for Decisions, Not Just a Quote
A proper pre-purchase damp and timber report should explain the diagnosis, not simply list a package of remedial work. Dampserve’s first job is to inspect, report and help you understand the true condition of the property.
If no significant issue is found, the report will make that clear. If work is needed, recommendations will be proportionate and focused on the cause of the problem.
Where minor works are recommended, clients may request a separate no-obligation quote if appropriate. There is no pressure to use Dampserve for follow-on works, and many recommendations may be suitable for a competent tradesperson, builder, landlord or homeowner to arrange separately.
Useful for
- homebuyers
- mortgage-related requests
- solicitor and broker queries
- pre-exchange decisions
- negotiation and budgeting
- minor works guidance
What Your Pre-Purchase Damp and Timber Report Includes
Subject to access, property type and instruction scope, your report may include:
- property address, client details and survey date
- survey scope and relevant limitations
- external observations
- internal observations
- moisture readings and interpretation where relevant
- assessment of dampness and likely causes
- inspection of accessible timber condition
- comments on woodworm, wet rot, dry rot or timber decay
- photographs and plain-English explanations
- conclusions and practical recommendations
- estimated cost guidance or a quote if requested and appropriate
Who Should Pay for the Report?
In many cases, the buyer pays for the damp and timber report because the buyer needs reliable information before committing to the purchase.
Sometimes a seller may arrange a report in advance to help a sale progress, especially where damp or timber concerns have already been raised.
The most important point is that the person relying on the report should be confident in the scope, quality and independence of the inspection. A cheap or free contractor quote may not provide the same level of diagnosis or written evidence as a professional survey report.
Common Reasons Buyers Contact Dampserve
High Damp Readings
A valuation or survey has reported damp readings but not explained the cause.
Woodworm Noted
Flight holes, timber damage or insect evidence needs checking before purchase.
Possible Rot
Wet rot, dry rot, fungal decay or soft timbers have been mentioned.
Lender Request
A lender, broker, solicitor or surveyor has requested specialist reporting.
Need Clarity
You want to understand whether the issue is serious before negotiating.
Pre-Purchase Damp and Timber Survey FAQs
Helpful answers for buyers, sellers, homeowners, solicitors, brokers and property professionals.
If your HomeBuyer Report, Building Survey, valuation, lender, broker or solicitor asks for further damp or timber investigation, a specialist damp and timber report can clarify the cause, extent and recommended next steps.
Our reports are designed to be suitable for property purchase, mortgage-related, solicitor, broker, surveyor and lender-related requirements. If a specific party has requested particular wording, please provide their instructions before the survey.
Often, yes. Damp does not automatically mean a property is a bad purchase. The important thing is to understand the cause, extent and likely cost of any work before making a decision or negotiating.
No. Many damp issues are caused by bridging, condensation, leaks, high ground levels or external maintenance defects. A new chemical damp-proof course is not always required and should not be recommended without proper diagnosis.
Usually the buyer pays where they need the report to make a purchase decision. In some cases, a seller may arrange a report in advance to help the sale progress.
Where minor works are identified, clients can request a separate no-obligation quote if appropriate. There is no obligation to proceed, and the survey report remains focused on diagnosis and proportionate recommendations.
Usually not. A free contractor visit may be useful if you want a quote for a known job, but a paid pre-purchase damp and timber survey is focused on inspection, diagnosis and written reporting first.
